Del Cerro Homes and Home Values an update and look back at the rise in prices and market in review
Del Cerro detached home prices continue to out pace the MLS in San Diego County. Throughout 2020 and year over year from 2019 the prices have increased 18.6% While inventory has played a large part in this price increase seeing month’s supply of homes decrease from a 2019 2.1 months inventory, to a 0.7 month inventory – or from 34 days on market until sale down to 16, a 52.9% decrease in market time. The average sale price in 92120 for a home is $770,750 (up 7%) year over year and the average for a townhouse/condo is $390,000 (up 9.2%) year over year.
Two great examples of this market from our team is that we recently listed a single family detached home in Del Cerro located at 5711 Malvern Court, San Diego, CA 92120 in a range from $1,249,995 to $1,299,995 and had tremendous activity in the first week, resulting in an accepted offer at the high end of this range. A flash back to a similar home, without the updates, yet with a bit larger lot and views out towards Mission Valley and SDSU we sold 5 years ago for $699,000 in just shy of 60 days on market. It was located @ 5751 Del Cerro Blvd San Diego, CA 92120 today would be sold in a range from the low $900’s to $1.2 million depending upon upgrades and updating in the past years.
